TAN 15: Nine Months On

The March 2025 update to TAN 15 introduced major changes to flood-risk planning in Wales, including the new Flood Map for Planning, flexible justification tests, and added categories like Defended Zones and Water Compatible developments. While these updates offer greater flexibility, some ambiguities remain—clarification is expected in an FAQ from the Welsh Government soon.

Flood Preparedness: Not All Homes Flood Equally

Flooding affects 6.9 million UK homes—but not equally. Socio-economically disadvantaged communities often lack awareness, resources, and support to prepare or recover. Key improvements needed include clearer local messaging, targeted funding, simplified grants, and better protections for renters and social housing.
